3.  Neighborhood information:  Discuss neighborhoods and lifestyles.  From there, create a list of target neighborhoods and provide related information for each.

4.  Home/property search:  Source out properties that best meet your requirements in the target neighborhood(s).  Pre-screen to narrow down choices so we can present you the best options for viewing.

5.  Making an offer:  Help you compare, shortlist and make a decision.  Advise on terms and issues of making an offer.

6.  Negotiations:  Present the offer and negotiate on buyer's behalf (based on market statistics and comparable sales figures) for the best possible price and terms.

7.  Inspection and appraisals:  Help arrange for home inspections and/or appraisals once the contract has been agreed.  The goal now will be to ensure the deal proceeds to completion as quickly and smoothly as possible.

8.  Pre-close preparation:  Provide pre-closing consultation.  Coordinate and supervise document preparation.

9.  Closing:  Preview closing documents and resolve any last minute issues.  Complete transaction. 

10.  Post closing:  If required, assist with any post-closing issues and help co-ordinate move-in.
